Commercial Real Estate Sound With Record Investment
WASHINGTON, June 13, 2007 - 

Investment in commercial real estate remains at record levels with sound fundamentals in most sectors, according to the latest COMMERCIAL REAL ESTATE OUTLOOK of the National Association of  Realtors®.

Lawrence Yun, NAR senior economist, said there are variations across the commercial sectors.  “The overall office market has been booming, the industrial sector is holding its own, retail is a bit sluggish while apartments are strong with some condo conversions reverting to rental,” he said.  “We expect fundamentals to remain basically sound for the commercial sectors.”

Outside of the hospitality sector, a record $157.0 billion was invested in commercial real estate in the first four months of 2007, up from $97.0 billion in same period in 2006; that total does not include transactions valued at less than $5 million.

Cindy Chandler of Charlotte, N.C., chair of the Realtors® Commercial Alliance, said investors clearly like the office market.  “So far this year, 60 percent of all commercial real estate purchases have been in the office sector,” she said.  “We expect the flow of capital into commercial sectors to remain strong throughout the year, driven by large portfolio transactions and REIT privatizations, as investors continue to value diversification.  This could make 2007 another record year for commercial investment.”

The NAR forecast for four major commercial sectors includes analysis of quarterly data for various tracked metro areas.  The sectors include the office, industrial, retail and multifamily markets.  Metro data were provided by Torto Wheaton Research and Real Capital Analytics.

Office Market
Pent-up demand for quality office space has driven construction in many areas, while space in older properties sometimes is left vacant for some period of time, resulting in sluggish absorption where there is a clear preference for quality space.  Some of the older space is being marketed aggressively with generous improvement packages.

Office vacancies are projected to increase to an average of 13.3 percent by the fourth quarter of this year from 12.6 percent in the final quarter of 2006.  Annual rent growth in the office sector is expected to be 4.1 percent this year after rising 5.6 percent in 2006.
Projections for the second quarter show areas with the lowest office vacancies include New York City; Ventura County, Calif.; Honolulu; Orange County, Calif.; Los Angeles; and Miami, all with vacancy rates of 9.7 percent or less.

Net absorption of office space in 57 markets tracked, which includes the leasing of new space coming on the market as well as space in existing properties, is forecast at 44.4 million square feet in 2007 compared with 76.4 million last year.

Office building transaction volume in the first four months of this year totaled $95.0 billion, a record for the four-month period.  Equity funds accounted for 53 percent of office building purchases.   Markets with the highest transaction volume were Manhattan, Chicago, Northern Virginia and San Francisco.

Industrial Market 
Booming trade continues to bolster the demand for warehouse and distribution facilities across the country, with the strongest demand in coastal markets followed by inland ports and distribution hubs.  There is significant construction of build-to-suit industrial projects, while obsolete structures are being converted to other uses in stronger markets.

Vacancy rates in the industrial sector are likely to average 9.3 percent by the fourth quarter, slightly below the 9.4 percent rate at the end of 2006.  Annual rent growth should be 3.0 percent by the end of this year, up from a 1.4 percent annual rise in the fourth quarter of 2006.

The areas with the lowest industrial vacancies include Los Angeles; Orange County, Calif.; San Francisco; Tampa; Albuquerque; and Portland, Ore., all with vacancy rates of 5.3 percent or less.  Elsewhere, the slowdown in the automotive industry is hurting some markets.

Net absorption of industrial space in 58 markets tracked will probably total 162.9 million square feet in 2007, down from 202.8 million last year.
Industrial transaction volume in the first four months of 2007 was $11.9 billion, down 13 percent from the same period in 2006.

Retail Market
Same-store retail sales are decelerating, which is dampening the demand for retail space.
Vacancy rates in the retail sector are estimated to rise to 8.6 percent in the fourth quarter from 8.1 percent at the end of 2006.  Average retail rent is forecast to rise 2.4 percent in 2007, following a 4.1 percent increase last year.

Retail markets with the lowest vacancies include San Francisco; Orange County, Calif.; Miami; San Jose, Calif.; Las Vegas; and Washington, D.C., all with vacancy rates of 5.4 percent or less.

Net absorption of retail space in 54 tracked markets is expected to be 15.7 million square feet this year, up from 10.6 million in 2006.

Retail transaction volume doubled in the first four months of this year to a total of $27.7 billion, in contrast with the same period in 2006.  Institutional investors and foreign investors together accounted for 60 percent of transaction volume.

Multifamily Market
In many areas, buildings constructed as condos are now being turned into rental projects.  The demand for apartments remains strong, but new supply is essentially matching leasing activity.

In the apartment rental market – multifamily housing – vacancy rates are projected to average 5.8 percent in the fourth quarter, almost unchanged from 5.9 percent in the fourth quarter of 2006.  Average rent should increase 2.1 percent in 2007, after a 4.1 percent rise last year.

Multifamily net absorption is likely to total 212,300 units in 59 tracked metro areas this year, down from 229,300 in 2006.

The areas with the lowest apartment vacancies include Northern New Jersey; Pittsburgh; Salt Lake City; San Jose; San Francisco and Norfolk, Va., all with vacancy rates of 2.7 percent or less.

Multifamily transactions in the first four months of this year totaled $23.2 billion, down 25 percent from the same period in 2006.  Essentially half of the purchases were by private investors; condo converters accounted for only 5 percent of acquisitions.

Student Loan consolidation....what could it do for me?

Student Loan Consolidation 101 brought to you by Chase


As you establish yourself professionally, the last thing on your mind might be paying off your student loan debt – but it shouldn’t be. If you are about to graduate, or have recently graduated, timing is critical to maximize the benefits you can qualify for if you consolidate your student loans.

What is student loan consolidation? The Higher Education Act, established by Congress, provides for a loan consolidation program that enables you to combine all of your eligible federal student loans into a single loan. Typically, this results in lower monthly payments and a fixed interest rate*. Plus, you can choose among repayment plans to better match your income with your loan payments. Both student borrowers and parents (with PLUS loans) can take advantage of consolidation.

Why consolidate?
· Help lower your monthly payment up to 45%
· If you’re a new graduate, you could consolidate your eligible loans within the grace period (typically the 6 months after graduation), and have the opportunity to reduce your interest rate by up to 0.60%
· Flexible payment plans allow you to design a plan that suits you best
· Some lenders will knock off an additional 0.25% off of your consolidation loan interest rate if you enroll for automatic payments
· You will only have one federal education loan payment to deal with each month, making your life easier and less likely for you to miss making a payment
· Some loan consolidation programs give borrower benefits (extra savings for their customers) that can allow you to further reduce your interest rate, for example, in return for making your payments on a timely basis

When to consolidate? The time is right for you to consider consolidation. Maximizing benefits through student loan consolidation is geared towards individuals who have recently graduated. If you wait until after your 6 month grace period expires to apply for consolidation, you might miss out on the opportunity to reduce the interest rate by up to .60%

* Important Information:
By law, the interest rate on your consolidation loan will be fixed at the weighted average of the interest rates on the loan being consolidated (excluding rate decreases due to borrower benefits) rounded up to the nearest one-eighth of a percent, but not to exceed 8.25% If you have graduated from college within the last 6 months, your rate may be lowered by up to an additional 0.60%.

Borrower benefits do not lower the monthly payment, but rather reduce the amount of interest that accrues and results in more dollars being applied to the principal balance of the loan. Students should consider all features and benefits when choosing a loan product to determine what best meets their needs and saves them the most money.


How much can you save with borrower benefits? Some loan consolidation programs give borrower benefits (extra savings for their customers) that can allow you to further reduce your interest rate on your consolidation loan. To give you an example, if you have eligible student loans to consolidate, you could achieve 1.25% in interest rate savings (through a 0.25% interest rate reduction for automatic payments, and a 1% interest rate reduction for on-time payments (after the initial 36 consecutive on-time monthly payments and for as long as you continue to make on-time payments).





Do the research. You can compare consolidation programs among lenders. Since all student loan consolidators offer a federally-legislated and regulated loan, there are many features of their programs that are similar. However, when it really comes down to it, the most important features include the amount of benefits the lender can offer to you and the service you will receive.

Reviewing Your Insurance Portfolio—The Key to Keeping Your Future Secure


As you reach different milestones during the course of your lifetime, the type and amount of insurance you need for financial security changes. These life events include marriage, having children, becoming self-employed. By planning ahead for these changes and knowing how to protect yourself, you can make a big difference in the quality of your life and your family’s finances.

Marriage
Getting married and combining household expenses usually increases income as well as responsibilities. Unless single individuals have debt or are single parents, the need for life insurance is minimal. However, life insurance is something every newly married couple needs to add to their insurance portfolio to ensure there is enough money to pay mortgage and other expenses if either spouse were to die.

Depending on your needs, there are several different types of life plans available. These plans include, but are not limited to, term, whole and joint term life. Regardless of the type of plan, the key is to ensure you have enough coverage. Financial experts agree that you should have five to seven times your annual income in life insurance protection. The benefit worksheet below can help you determine how much coverage is right for you.

Children
Having children increases the demand on a family’s finances, which means a substantial life insurance benefits will be needed if either parent were to die. Reviewing your life insurance benefit when you have children is critical. You need to ensure there is enough money to raise your child and provide for an education.

As your family grows, make the time to review your current benefit levels. Then contact your insurance company to adjust your coverage to meet your new needs.

Becoming Self-Employed
When becoming self-employed, it’s a good idea to review your disability coverage. It’s important to keep in mind that Social Security is not a reliable source of disability benefits. Most people will not be considered disabled under Social Security definitions. For this reason, it’s important not to count on Social Security as a “back-up” plan in case you become disabled.

Most people do not realize the tax-saving benefits offered by individual disability plans. Because you’re paying the premiums for an individual plan, any benefits you receive will be tax-free.*

The junior anglers will each be paired with an FLW Tour pro for competition on Lake Hamilton. There will be three anglers to a boat: a junior angler from each age group plus an FLW Tour pro who will assist the junior anglers but will not fish. The two junior anglers will share control of the boat for the day but will compete in their respective age groups. The full field of junior anglers will compete Aug. 4 then be cut to the top angler in each age bracket from each of the TBF’s six geographic divisions. Weights will be zeroed Aug. 5 as six anglers in the 11 to 14 age bracket and six anglers in the 15 to 18 age bracket continue competition, with the winners determined by the heaviest catch from that day.

The National Guard Junior World Championship will feature youth anglers from as many as 46 TBF states fishing for $30,000 in scholarships plus youth-program grants for their states. Each participating state will be represented by two junior anglers: one in the 11 to 14 age bracket and another in the 15 to 18 age bracket.
Additionally, FLW Outdoors, on behalf of the National Guard, will award $1,000 to each of the state TBF chapters represented by the six finalists in each age bracket. This money, totaling $12,000, will benefit each chapter’s youth program.

How Long is it going to take?

This is the most common question any Seller has.  You may or may not actually ask, but just in case.....(a re-post)

There are several factors that influence how fast a property will sell.  Some are within the control of you, the seller, some are controlled by the real estate company and some by outside influences commonly called the "Market".  Here are a few:

 1.  The marketing of the property is probably the most important factor.  The old 3 P's marketing method of the 1900s will no longer work in today's modern markets.  The 3 P's method for those that don't know them are

     1.  Put a sign in the yard.
     2.  Put a listing in the MLS.
     3.  Pray that another agent brings a buyer.

Today the home has to be marketed on the Internet with multiple photos, and the prospective buyers need to be able to get all the information about the property without having to call anyone.

2.  The asking price is probably the second most important factor.  At some low price, every property will sell.  Likewise, at some high price nothing can cause the property to sell.  The key is finding the highest realistic price that will attract a qualified buyer with-in your desired time frame.

3.  Low interest rates will enable many more buyers to purchase a home, while higher interest rates will reduce the number of potential buyers.

4.  When there are lots of homes on the market similar to yours, the homes which are priced best and are in tip top condition will sell first.

5.  The condition of your home, especially the front view (curb appeal) will significantly impact the number of potential buyers that will be attracted to your home...as well as the price they will be willing to pay.

6.  More homes sell in the spring and late summer than sell during the holidays.  Bad economic news, low confidence, a factory shutting down, an international military action or numerous other events outside of our control can effect the time on the market.

Are you a "serious" buyer??

Just as Realtors® don't approve acceptance of offers, loan officers don't approve loans. Lenders approve loans. In both cases, the Realtor® and the Loan Officer are acting as facilitators of the transaction. Neither of them has the authority to legally bind the parties they represent.

A Pre-Approval Letter is such a strong buyer's tool because it means that a Lender has reviewed the buyer's application and supporting documentation (pay stubs, bank statements, W2's etc.). In addition, the Lender has agreed in writing, that they will loan money to the buyer if they find an acceptable property. Loan officers can confirm to a buyer that they will be able to get a loan. The Lender will confirm that the buyer is actually approved for a  loan. This approval will have loan conditions to satisfy, but it is a real approval. The predominant condition will of course be that the buyer finds a piece of acceptable  real estate! Pre-approvals are issued without an address.

Your chance of being viewed as a Serious Buyer skyrockets when the seller and the listing Agent are presented with tangible proof that you, as a buyer, prepared for this transaction in advance. The Pre-Approval letter indicates that you have taken the time to sit with a mortgage professional, discuss the details of your financial situation, applied with a Lender and been approved by that Lender, before looking at homes.
